I send a letter. Just be sure to send it with enough notice according to law and so that if they're going to move, you'll have time to prepare for a new tenant. I usually give some explanation for the increase - rising taxes, insurance, utilites or whatever. --75.4.xxx.xx |

Any change of payment and/or rental agreement terms should be in writing, so a written letter with your signature and date is best. Use certified mail if you want to have proof that something was delivered to them. Be sure to follow your state's laws about the required time to send notice (i.e. many states say 30 days in advance, some might be longer)

I send a 30 day notice and explain the reason. I also note that all other terms and conditions of the original agreement remain in place. I send statements each month so they also get a reminder because the statement identifies next month's amount due. I would not raise the rent after only a year, they will be mad and more apt to move, (is a month vacancy worth a small rent raise. Unless you can raise it substantially if they move or you have made some sort of improvements to justify the raise. --76.247.xxx.xx |
