State Specific Question About: GEORGIA (GA)

I have a property being run by a property management company. They are saying the last tenants cause some wear and tear on a room in my house. The problem is the paint on the walls cannot be matched. Now it needs to be repainted. Do I have to pay for this or should it be paid for by the renters but it was done by them? --98.244.xxx.xxx

Wear and tear is not something you can charge for. My tenant just moved out and left holes punched in some walls and paint ripped off from duct tape they used to hang things. I don't think that is normal wear and tear so I am charging them for the repairs. Small dents and scrapes I would say are just normal wear and tear and my responsibility to fix for the next tenant. --71.194.xxx.xxx

I don't bother matching paints. Touch ups will show no matter how good you are. Just paint the wall from corner to corner with a close or different color.

Try a Mr Clean Magic Eraser first.

ANY work to clean or restore is not wear and tear. Even simple scuff marks on a wall mean someone bumped it or rubbed against it.

It was clean when you moved in, it must be the same clean when you move out.

We have MANY residents who live in a home for years and we do not have to repaint. How often do you repaint the walls in your own home?

Ally, are you sure about having to paint after every tenant in NJ? Walls not being freshly painted does not make a unit uninhabitable. Do you mean that the LL can't charge repainting to the departing tenant, rather than that he MUST repaint between each tenant? --166.248.xx.xxx

The PM telling you that the paint can't be matched is full of it. All paint can be matched. I agree with Brad. Paint the whole wall. Sounds like the PM don't know their trade very well.
