State Specific Question About: OREGON (OR)

I need to replace the stove range in the rental condo I own. I'd replace the element but the stove is 29 yrs old & the element can't be replaced.I found a new range for $355 at Lowes.It doesn't havee a self cleaning oven though(neither did the current one) . A stove w/ a s/cleaning oven costs $449. The tenents have been there 10-yrs. Which one should I consider? Thanks. --71.237.xxx.xxx

Not sure this is particular to Oregon as far as having a stove with or without self cleaning capacity. I personally would go with self cleaning. It will just be that much less work for you when you have to do it. 10 years is a long time and thousands of dollars of saving in turn over. --69.59.xxx.xxx

Self cleaning. When in doubt spend a bit more to make it easier on yourself. Also, the residents will keep the stove cleaner as well. Tell them "I usually buy a manual clean oven for my rentals but you all are such great residents, I got you the self cleaning model." That way you feel good and they do too. Self cleaning overns are more efficient as the oven is better insulated for the self clean oven to work. Many times a tenant has moved leaving a dirty oven. With self clean after two or three hours there is a small amount of ash to wipe out. When one spreads the cost over ten years then the self clean stove is not much more. In the apartment building when ever a stove is being replaced always trying to buy a self clean range. --74.220.xxx.xxx
