Does anyone have a damage checklist with prices? Such as how much it costs to clean, replace broken window, hole in wall, replace toilet? If you can cut and paste it here for me that would be much appreciated. I wanted to give it to a tenant a few weeks before they move out. Thank you

Sure do, here it is. They see it at lease signing, and sign it again with the move-out notice.

Move-Out and Repair Charges

Shown below is a list of itemized charges for the most common tasks we have to perform when

tenants move out and leave their dwelling in need of maintenance. Please note that these

charges are averages. Sometimes the actual prices are higher, and sometimes they are lower, but

most of the time they are exactly as shown. We provide allowances for normal wear and tear,

and for the length of time an item has been in use. Replacement charges include parts and labor.

For additional items not found on this sheet a fee of $20.00 per man hour for cleaning and $35.00

per man hour for repairs will be charges as per lease.

Cleaning Electrical

Clean refrigerator (interior) $20.00 Replace light fixture globe $12.00

Clean (exterior) Remove stickers 20.00 Replace light fixture 45.00

Clean stove top 10.00 Replace electrical outlet/switch 5.00

Ana, I have them re-sign this along with their move-out notice. Just in case I ever have to go before a judge, I have TWO signed copies of the repairs/damages charges.

You prolly need this signed at move-in to be effective, why would you agree to the carpet cleaning cost when you turn in a rental car when nothing was mentioned for the first 6 days you had it on a weeks vacation?

Your prices will vary and the market cost of so many things changes it should be used as a guideline only, this is why I give a copy of the move-in photo-cd at 6 months so they know what room-by-room the house looks like, best 50 cents you will spend and this is what court wants to see. --68.76.xxx.xxx

For me this would not work. Once you give the tenant this list, it is written in stone. For instance, replacing a knob on a stove? $8? For the gas stoves that I have I end up ordering a knob which costs $36 not counting any installation cost. The last time I had to have flea fumigation it was close to $300. I do not want to have to eat the additional expenses that this sort of advance fee list would give me. And I do hunt around for the best prices!! --216.36.xx.xx

Seems to me the purpose of the list of costs is to be on the same page as the tenant. The list also states it's an average. It's about expectations and providing some expecation of costs rather than nothing at all. --75.169.x.xx

Melinda, If you would read the caption at the top of the costs list, it says: costs can be higher or lower than what is listed, but are usually the same.

Your open to charging more OR less. If it was less, would you charge them less?

ANA, I also use this list in conjunction with a move-in inspection list. THEY go through each room and inspect it very closely. We document everything that we can find wrong with the apartment at the time of lease signing, this way, there is no argument at a later time.

I feel signing a lease is setting in motion the expectations at move-out and the maintenance of the apartment more than anything else. All the managing "fluff" in between, is what you deal with as you develop your landlording skills. Happy clauses, door notices, anniversary gifts, rent raises, etc. --173.86.xx.x

My tenants get my MOVE-OUT procedure WITH their lease and again 3 weeks before their lease ends....they can use MY cleaners, yard and carpet guy OR pay an additional 20% when I have to have work REDONE because it was not UP to my standards --184.5.xxx.xxx

Remember what may work in PA courts does not equate to what is Kosher in Florida courts, you need to know what your local judge allows or disallows, regardless if the tenant signed off on the agreed upon prices, for example the local Florida judge might only look at actual receipts for items, may depreciate certain items, etc. take some time off and sit and watch your judge in action

But never assume a provision/clause posted from a poster in a different state is kosher in your state and with your judge or it could be costly legal lesson

I use a similar list as part of the lease, with their signature on that page (and every page!)

I also add:

Exit Cleaning Fee $200 (for housekeeper)

General labor for cleaning and repairs due to resident negligence: $35 /hour plus mileage and materials.

Remove tires: $15 each

Remove automotive batteries: $10 each

re-reading: I woudl remove NE's line about "allowing for wear and tear...age of item".

This is fodder for the tenant's atty to rip apart my bill.
