State Specific Question About: PENNSYLVANIA (PA)

I purchased a property with 6 units and am renovating all of them. The last unit has tenants from the previous owner who will not give me a workable key to their unit. I have them in Landlord and Tenant court with a court date of July 5, 2012. How can I get keys? --108.36.xxx.xxx

You can brake off a key, and put a slot in the back of it so you can pull it out with paper clip..

They will call you when key will not go in...at tht time take their key and copy it, and later come back and remove broken key.....with your key puller...

Agree with Nicole. Have your locksmith change the lock and you give them a new key. You are actually doing it for safety reasons - you have no idea who else has a key to their units! How many work people did the previous LL give keys out to?

Get an extra core set so that once you evict them and have legal posession, you can swap out the locks. Landlordlocks will be your friend! --216.229.xx.xxx

Have a locksmith GIVE YOU a key to the current lock after giving the tenants notice that you will be doing it - have them all done at once and get a discount...tenants keep their key and you get your own key to their apartment. --184.5.xxx.xxx

You are not gonna get super glue out with a paperclip, or much less than a drill bit, so this means you have to buy them new locks just to get a key - silly as they will change it the same way leaving you back out in the cold again. --68.76.xxx.xxx

Me? No biggie. It's a key. Was there something you planned to do with it? Sure it's aggravating, but so is eviction. They are being stubborn so let it go. Stomping and yelling won't get the key. In the end YOU have the greater power anyway.

You need their permission to enter anyway.

They'll be evicted soon and you'll have to change locks anyway.

Add "return key" to your written request to the court for the hearing.

Now, use this as a lesson to put in Ernie's locks and use his security head screws so they cannot change the lock themselves.

If one gets a writ of possession from the hearing then it is matter of getting a good cordless drill with a few drill bits in case some break then drill out the deadbolt where the new deadbolt with a master key system is installed then the sheriff will ask the tenant to leave. In the apartment building all the locks are keyed to master system so in case of emergency or the tenant has lost the key then one can into the rental unit. Have a few spare deadbolts so the lock can easily be changed. --74.220.xxx.xxx
