State Specific Question About: TEXAS (TX)

We have a single story home. We have a tenant who casually mentioned dryer issues (their dryer). We asked whether they've been cleaning out the dryer vent. We were told No, we didn't know we had to do that. The next thing I know we get a call from a roofing comany starting that we owed them $180 or cleaning our the duct. Whose resposnibility is it for cleaning our dryer ducts? --198.6.xx.x

I say the tenant as cleaning is their responsibility. You would need to have proof that it was clean when they moved in though or they can say the previous tenant didn't clean it. Also as this is a major fire hazard it might not be one of those things you want to trust to your tenant. You should add this to your lease, and require it be done for example one a year with proof sent to you, then if they don't do it you can do it and charge them. --68.189.xxx.xxx

In recent years, after becoming aware of fires caused by lint in dryer vents, I have started cleaning ones that I have provided - and have stopped using those accordian pleated type ones that are easier to install but catch more lint.

I also am doing it for tenant owned and installed dryers because it is a safety issue. For a few dollars I got some brushes that work very well. In all cases I am dealing with a dryer located in the basement. The dryer vents through the wall or through a basement window, so it is a short run.

My lease states very clearly that a tenant is not to have me billed for repairs that I have not authorized.

Because it is the tenant's dryer, and you weren't consulted in advance, this should be on the tenant. If it is a good tenant, I would consider making this very clear for the future, but split the bill.

I am confused why a roofing company was called. Where does the dryer vent run? --70.246.xxx.xxx

With dryer vents the run should be straight as possible and the least amount of bends. Also straight metal vent pipe should be used as the most of lint will blow through. It sound like a bogus bill where one did not authorize the roofing company to clean out the dryer vent. Would one go in for in for oil change then have the brakes on their car where the bill would be a $1,000.00 dollars. Does the dryer vent go through the wall or through the roof. A dryer vent should go directly through the wall. If one keeps paying for unauthorized bills then in the future the tenant is going to find more unauthorized work on the rental property. So one needs to put a stop to this. Maybe there was very lint in the dryer vent before the cleaning. With that cost one could have bought all the materials to replace the entire dryer vent then have money left over. For example in the apartment buildings have the big commercial 30 pound natural gas clothes dryers where the vent goes directly outside. As there is very friction in the metal vent as the length is very short then lint does not build up. A commercial dryer has three times the air flow and three times the heat output of a domestic dryer. If in the house there is that cheap plastic pipe then one should replace it with solid straight metal vent pipe. --74.220.xxx.xxx

Cleaning a dryer vent takes 3-4 minutes, drop a rope from outside and pull thru some clothing found in the trash from the move-out, then vacuum from the inside - a proactive landlord would do this every turnover while waiting for paint brushes to dry out.

However an unauthorized repair is another matter completly - who ordred this repair? --68.76.xxx.xxx

You do NOT want to encourage a T to start contracting out work on your dime without notice and permission. I would chastise the T for having work done on your house, and tell them that because they ordered it, they pay it.

I know when I'm considering cleaning a dryer vent my first thought is 'what roofing company should I call?'

Personally, I think this is a landlord's job, I wouldn't want a tenant taking apart a dryer duct and trying to put it back together...but..you did not authorize this service, they have no contract with you...tell them to bill the people who hired them. --69.47.xx.xxx

First, add a clause to your lease so WHEN this happens again, you are protected.

"Resident may not deduct repairs or parts from rent nor incur charges to management without written permission from management."

Next, consider this needed to be done and they saved you a trip. I offer "Joe, we have our own guys to do this kind of work. I will pay the $35 I would have paid MY guys to repair this."

Next, know the roofer ripped them off and they need to negotiate that bill down. My guess is their buddy did this for free and the bill is a fake.

Now, dryer vents should not go "up" thru the roof. They should go sideways or the lint will not blow out.
