State Specific Question About: KANSAS (KS)

Hello, My renter has had his car's front end on some kind of car jack for month and a half. He told me he bent tie rod end and hasn't had money to fix it. I feel I have been patient and have ask him again about repairs and my concern about it not being safe. He is very agrumentive. I would like to see the car either repaired or moved. Is there any law covering them to have 4 tires on the car and it to be in working order? Or how long is he able to let it sit like that? He lives in the back yard of another house. He is the back house with alley entry so the car does sit in the yard not the street. Does that make a difference? --64.24.xx.xx

My rental contract says

"9. No motor vehicle repair may be preformed on the premises without written permission of the landlord. The use of off-street parking is only for tenant and for the purpose of parking only motor vehicles in operating condition. Unauthorized vehicles, non-operating vehicles, or vehicles parked in other than a designated space can be towed at the vehicle owner’s expense. Each property has it’s own rules and regulations for monitoring parking which are to be adhered to by tenant and their guests."

Ask city hall able the towns ordinances. Don't be too specific cause here the jerks will cite you. your rental agreement needs to address such things mine says, " any non tagged ( not current) or non running vehicles will be towed away at owners expense" --108.236.xx.xxx

Thank you for you help. My lease says nothing about cars just trash. That will be something I will have to add to it. Did you make your own lease up or did you get somewhere. Sounds like it is more detailed then mine.What are my options now for getting him to take care of the problem. His answer when i approached him about safety issue was ,"it is in my yard and no kid has any reason to be under there." --64.24.x.xxx

Last month on the truck spent approximately $65.00 each to buy to after market tie rods where one tie rod was completely broken. The mechanic in town charged $80.00 dollars to change the tie rods where there was no front end alignment. It should not be that expensive to buy two after market tie rods. In the mean time the tenant should take the car off the cinder blocks and put the tires back on the car until the tenant has the money to make repairs to the car. Someone could be seriously injured or killed if the car moves off the cinder blocks. There also going to be a issue with insurance should something happen. The tenant is impairing safety by keeping the car on cinder blocks. --74.220.xxx.xx

Simply send him a letter to remove it within 10 days or you will have it towed. Not complicated. If he says it's not in the lease, tell him it's your company's standard policy.

Another reason to be the manager, NOT the owner. Much easier to handle these things. --50.129.xxx.xxx
