Everything but the stretch, take photos of the stains and if they do not come out then you have to consider the replacement value, ask for cleaning bill alone from stretching. --68.76.xxx.xxx

why not stretching if it's the tenant's fault?

In my home, the entire upstairs was carpeted the same time w/the exact same carpeting. My youngest used to rearrange her room about once a month from about age 10 to 22. When she moved out, the carpet in her room was VERY "loose" compared to the other rooms and I had it restretched. if she had been a paying tenant rather than my little baby girl, I'd have made her pay. by the way, the carpet in the entire upstairs is now 16 years old and is perfect ... when you take care of things, they last. --72.95.xx.xxx

Yes, my judge allows us to charge for dirt, stains, pet stains, repairs because they are NOT normal wear and tear. He says "it's the resident's dirt, not the LL's dirt! Don't leave your dirt for someone else to clean up."

Normal housekeeping does not leave these things which can easily be remedied by housecleaning or carpet shampoo.

Stretching? Did their dog pull it up thus requiring remounting? was the floor used in an unusual way to cause the stretching or was this new carpet changing due to humidity, etc?

Another reason to eliminate all carpet! In my non-carpeted homes, I NEVER get a single question about carpet cleaning etc!

I had some carpet need to be stretched in my personal house in a room that I never moved the furniture. The carpet was about 5 years old and I just figured it relaxed and spread out over time. --199.61.xx.xxx
