Once you have won the court case it is automatic, get eviction started if you have good cause, no rent is the easiest case to win, be sure to serve them before you lose them, hard to chase frogs and harder after dark. --68.76.xxx.xxx

A little unclear, here.

Tenant BROKE the lease and THEN not making rent payments? Are they gone? And, you're looking for rent payments after they are gone?

If thats the case, then being a little more formal and using exact language might help.

If they have left, then lease has terminated. They no longer owe RENT. If you have been damaged by their failure to perform on the lease, then you may be entitled to DAMAGES (not rent).

If you specify unpaid rent to credit bureaus, then you may be in error and liable for damage.

Technically, they do not OWE you damages until you have either settled with them or obtained a court decision that they owe you. Unlike rent, damages for breach of the lease are not an obligation of the lease, but you can ask them for it, and THEN try to enforce your request.

Sorry for unclear info. They have moved some of their things out of the house, they did not pay rent this month and they have not given notice that they are moving out, but they are living in another house, a friend of mine lives down the street from the house that they moved into. The electric and water in still in their names. I called them to find out what's going on and they have changed their numbers. --98.122.xxx.xx

If they have not given you notice, start eviction immediately. Serve your __ Day Notice To Pay Rent Or Quit today.

As V said, the credit bureaus will pick up on the lawsuit or judgment.
