I have been considering hiring someone to lease out my duplexes for me. If they just handle filling the vacancies for me what is the typical charge?

If the leasing agent handles getting the units cleaned up and leased what is the typical charge?

I handle all of my own leasing, so I don't have any direct experience. When I have been approached by persons wanting my business, I have been quoted prices for securing a tenant in the half to full month's rent range. That did not include any make-ready work. --70.230.xxx.xxx

Looks like Missouri requires Property managers to be licensed so be aware of that

Property Management requirements in Missouri

Must Missouri property management companies have a real estate broker's license?

Yes, if a property manager is going to lease, rent, list, procure prospects or negotiate, assist, or offer to perform any of those acts, he or she will need a broker's license. A salesperson working under a broker may engage in such activities.

Must Missouri community association managers have a real estate broker's license?

NO. A broker's license is not required to manage community associations in Missouri.

Missouri Real Estate Broker Requirements:

hold a current and active Missouri salesperson license for at least 24 of the last 30 months immediately preceding the application for license

earn Certificate of Satisfactory Completion from a 48-hour pre-exam broker course from an accredited Missouri real estate school on or before the exam date

pass both portions of the Missouri broker exam

complete application for the license must be submitted within six months of the completion date of the 48-hour pre-exam broker course --108.236.xx.xxx

Carolyn those that have tried to get your leasing business, what do they do for their commission? Handle listings in Craig'

s List? Put a sign in the yard? Run credit checks? Show units to prospects? Get leases signed and deposit and first month rent checks? I am not sure what I will still have to do vs leasing agent? --69.29.xx.xx

Every time I ready a property for re-renteing (I am a licensed contractor) and had it off to my partner to rent, it's time for my partners next vacation. So instead of driving myself crazy I heir an real estate broker to lease out the property and deduct the cost from my partners proceeds.

The average cost, 1 months rent. However, most brokers try to get the client to sign a two year lease and get me to fork over two months commission. NOT SO FAST!. On average, half of those tenants with two year leases break them, then I'm stuck with paying commission for a 2 year lease that get broken after the 12th month.

SO I make a deal witht he agent, upon signing and receiving the funds, the agent get 1 months rent. The second months rent gets paid after receipt of the 13th months rent. If they refuse, then I agree to place the funds in escrow with the said terms, otherwise they can take it or leave it. --74.100.xxx.xxx

It seems the standard is first months rent and many charge 10 percent after the first year (almost the same amount of money), without cleaning fees which average 250-300 for 1000sq ft place. --68.76.xxx.xxx

If there is a landlord group in your area, ask others for recommendations of property managers and what they are paying and then call the ones who are recommended and ask them their fees. The newsletter of the local landlord group I belong to often has ads from property managers.

After you mentioned Craigslist it occurred to me that I have't had regular calls trying to get my business since CL became so popular. Probably that dried up some of their income finding renters. I do on rare occasion get an email.

I never bothered to get any details. I usually just told then I handled my own.

Real estate agents used to call me about something I had advertised in the newspaper saying they had someone for whom this was perfect. Often I could figure out it was someone who already had called me.
