State Specific Question About: NEW YORK (NY)

I advertised my apartment at gosection8.com and today there was one person looked at the apartment and she liked it. My question now is what type of documents should I ask her as the apartment cost $1900/ month to rent. I also heard that the government only pays 70% of the monthly rent. Will I require income from the tenant such as W-2, pay stub and previous landlord information ?

Section 8 may pay her full rent or as little as 30%,you should speak to her case worker for that info.Screen her like any other applicant only difference is government is paying part or all of the rent.I get paystubs,current and previous landlord name and phone number,social security numbers etc.Where are you located in NY?Put a sign in front yard and ad on craigslist --67.252.xx.xxx

This is a complicated question. If she is working she can pay part of the rent, is collectible, and can afford a more expensive apartment. S8 has a limit based on number of bedrooms tenant qualifies for. That is in her moving packet. Also in there is a form with how much she makes. It also has to be affordable under the guidelines. My PPA has an affordability calculator online so we punch in their income, # of bedrooms, utilities, etc and it tells us if they can afford it or not.

If other units in building are $1900, that should be the rent. Otherwise S8 may decide rent should be something else if they think your rent is not market rate. Our limit with all utilities included is $683 for a two bedroom. But for a tenant who is not working they may only approve $500. Depends.

Screen as usual if not more so. S8 tenant comes with a caseworker and a boatload of federal regulations you have to meet. They tell you what you have to have to do to make your unit liveable. You can use your own lease but it has to include things they need in it. They can abate rent and you never get that back if tenant decides to break something and call for an emergency inspection to spite you. You have to know what you are doing.

Go take the classes offered at your sec8 office, ask questions if you do not get answers think about doing this a second time, take the classes again and see if maybe you missed something before getting a relationship that goes straight downhill from the beginning, screen with background check same as any other, I am amazed at the felonies these sec8 people have and supposedly the office screens for this - must be with dark sunglasses on or they just want to see if the tenant is out of jail on the day they come to the office. --68.76.xxx.xxx

Sec. 8 doesn't like my utility clause that allows me to raise rent with 45 day notice if the costs of utilities go up. So I don't play with them.

More specifically, it sounds as if you need to do some sec. 8 homework. It can work, but you have to be much more diligent. Good luck. --64.223.xxx.xxx

Reid said it best and simplest: you screen as any other applicant. They still need to make whatever your WRITTEN requirements are (i.e. 2.5x the rent? 3x? Whatever you have set for anyone else).

I will include whatever part Sec8 will pay in their "income" total to try to get to the required amount, but they still have to qualify. I find that, in most cases, Sec8 tenants CANNOT meet the 3x or even 2.5x the monthly income requirement.
