I have heard many investors and maintenance men go back and forth on weather or not it is smart to install, or repair garbage disposals in rental units. Many people thing they are simply an extra cost and hurt the overall plumbing, and others think they are a great amenity for residents and they are good for the plumbing. What are your experiences with garbage disposals and do you use them?

After some bad experiences with how tenants use (or abuse) disposals, I have taken out the few that I had. I did this between tenants so there couldn't be a complaint that I had removed an appliance that was there when the tenant moved in. --70.246.xxx.xx |

I have many properties with and without garbage disposals. Here in my rental area, if I remove a disposal, I am giving the tenant diminished service and must lower their rent! Therefore I simply install the best units, explain to the tenant what allowed and not and provide them with a copy of the instructions. --74.100.xxx.xxx |

I have none in a rental, but I can see how they can become a problem. Tenants don't know the difference between garbage and trash. Google it.

I removed them all after many tenant calls about it "just stopped working" or "it just humms".
In every case the tenant tried to dispose of too much roughage at one time.

I have not decided for sure, but if you give them specific instructions on what you can and can't put down the disposal when you do your move-in orientation, I think most tenants will get it and try to be careful.
It's important to give instructions, bring attention to the matter, and not assume they know these things, especially if you are renting to young people/students. The last move-out I had to deal with a stopped up disposer with rotting food where they put metal bottle caps and plastic down the drain (maybe it fell in accidentally). They were young students, and perhaps if I had made them more aware of the problem, they would have taken more care about what they were putting (or accidentally falling) down the drain. I never went over any disposer rules with them like I should have. --99.130.xxx.xxx |
