State Specific Question About: MASSACHUSETTS (MA)

Is it possible to rent out a part of the house without a stove in MA? This part of the house was used for daycare purposes, but is no longer needed. There is a large room, a bedroom, hall, and bathroom. There is also a microwave and fridge, but no stove.

Thanks. --173.0.x.xxx

You might be able to do that if you were living in the unit and were renting out the rooms as a roommate situation, assuming the rooms connect to the main unit. --74.8.xx.x

I have a couple of rental rooms that each have there own sink, shower, toilet, refer, micro, large toaster oven & combo living / sleeping area. If I put a sink in, these would violate local zoning otherwise the town allows them. In my area they use to be called "inlaw" units. One of them has a 26+ year tenant who pays $560.00 & I pay for the utilities from my common meter. So far no one has complained. --72.85.xxx.xxx

Yes, living in the same house and the area is connected to the main unit. Only thing is that we would like to keep the kitchen to ourselves. --173.0.x.xxx

Tes, presuming your local zoning code does not forbid it you could rent this out to someone. Depending upon the layout you might consider only renting the bedroom & bath portion. This would help eliminate over crowding.

In my area of MA there are numerous rooms to rent with a private entrance & bath but no real kitchen facilities. Rooming houses around here get $100.00 - 200.00 a week for just a small room & a shared bath. Most of them also charge an extra $5.00 a week if the tenant has an AC unit. In a private home you can easily get $500.00 - 600.00 a month plus attract a much nicer clientele.

Have you considered trying to find someone who would like to rent it as office space? --72.85.xxx.xxx

The layout is basically a very large room, probably the size of two bedrooms. Then there is a bedroom, a bathroom and a small hall that connects everything. The problem is with the large room since its difficult to figure out as to how much to rent it out for since its so large. If we rented just the bedroom and bath, then what do we do with this large room?

Isn't 'office space' a business? Or is something else meant by it? --173.0.x.xxx

Tes, I assumed that since you had a day care as a tenant that the space was zoned for commercial use. If you could find the right commercial tenant they might be a more stable & longer term tenant than someone using it for housing. In some of the neighboring areas, studio units with an area for use by an artist are becoming very desirable.
