I used to purhcase multi-family properties for a song because the owners had problems finding tenants with good credit so they stopped running credit reports and took people in on the fly. Within months all rent stopped comming in so they had to sell and as the buyer I had to evict 100% of the property. But when you get something 1/2 price, it's bound to have a few costly setbacks -- like tenants that don't pay rent, buy booze and drink the day away.. --74.100.xxx.xxx

What are your criteria?

I like tenants who: have the ability and habit of paying rent, aren't on 12 debt collection agencies lists, aren't active criminals, and don't trash out the past land lord's properties.

I remember I had a cottage I showed literally 97 times (I counted) ... the people that wanted it were always unacceptable.

It sat empty for 2.5 months.

Then we painted it a light neutral color (it was dark wood paneling) ... replaced the living room carpet with laminate ... and rented it IMMEDIATELY to a perfect tenant. Cost was about 1.5 months rent.

That was our big lesson. Since then, if a place goes empty, it gets freshly painted and gets new flooring (if it had carpeting...) and the quality of potential tenant IMMEDIATELY goes up. --173.27.xxx.xxx

One out of three can be a problem tenant who has no problem getting evicted along with thoroughly trashing out a rental unit. First one must establish identity then see if they pay utility bills along with not having any judgements for the arrears of rent. If there any evictions then they will looking to start the next eviction. So having a few thousand dollars damage done to a rental unit along with having a few months of no rent can not be worthwhile. Usually most of them never bother to completely fill out a rental application or return a rental application for each adult. --74.220.xxx.xx

Note to Nicole - yeah, that's what I thought. Last year I rented to a nice man just turned 62 and starting on Soc Sec plus a military pension. He made $1,800 a month, plently for a $395 apt.

As soon as the rental contract was signed, two of those who had seen it before came back to rent it, but they were too late. I think there are too many homes on the market and people are taking their time looking at them before they make a decision.
