State Specific Question About: MASSACHUSETTS (MA)
Anyone recommend a home warranty company in that services MA? Not too much good has been said about them, but maybe there are some reputable ones? --146.115.xxx.xxx |

Can not think of a good one east of the Mississippi, anyone know if there is one on the west side? --68.76.xxx.xxx |

Not for a rental property unless you want to wait for a service person to show up in their 4 hour window...tenants do NOT like them. --184.5.xxx.xxx |

Can't think of any of them I'd give a dime to.
It's basically overpriced insurance for folks who don't keep a reasonable reserve on hand for standard repairs. Even a "reputable" company is still going to be too expensive since not only must they pay for a certain amount of repairs, but also they must pay their employees.
I prefer to bank whatever the monthly rate they want to charge. --208.70.xxx.x |

The only reason I can think of to buy one is if you are selling and you think that offering one has enough value to a buyer to make them pay your price. Personally, I wouldn't pay two cents for one. --76.19.xx.xx |

Thanks, looks like things haven't changed much since the last time I looked into these.
What do you all do in case of a repair or emergency? Use servicemagic or do you know someone who gives a referral? --146.115.xxx.xxx |

Use your resources of family and friends, how about a referral from another landlord at a local meeting? --68.76.xxx.xxx |

As a landlord, you need to build a team of contractors - plumbers, electricians, roofers, snow plowers, etc. When you find a good one, treat them well and pay them promptly. Although, even if you have a good one, always seek out backups. As V said, other landlords are an excellent source for these usually. --74.8.xx.x |
