State Specific Question About: NEW YORK (NY)

I would like to know if section 8 tenants trash your house. The house is in good neighborhood with rent around 1800 to 2000. I need the pats to be rented but I have had not chance for tenants to rent it yet. --71.56.xx.xx

Careful Bob, you're asking what amounts to a stereotyping question..aka descrimination. That gets people sued in this business.

I assume you're asking us for our individual anecdotal stories.

I had one Sec 8 tenant, and to date she was one of my best house keepers. I've had several who paid rent from their own paychecks who lived like pigs and punched holes in doors/walls. So my personal experience is that Section 8 is golden and self-pays are more likely to do damage.

Your mileage may vary. Screen Section 8 just like you would any other tenant. Call past 2 land lords for references. I just got done screening a prospect 2 days ago, and her 2nd previous landlord said, "You don't want her..." then proceeded to list how her dogs pi$$ all over the floor and her kid painted curse words all over her room walls.

Best bet is to go to where the prospect lives now to "get something signed." See if they've trashed their current residence. --108.225.xxx.xxx

I rented an apartment to a section 8 family that destroyed the unit. Section 8 knew the family used a false name because their real name would put up red flags and no one would take them. So because the City wanted to make a $200 monthy commission, they were complisit with the tenants. My damages came to $30,000. From that point on, any time I would speak with an offical, I'd ask them how do I know when you are telling me the truth because you are known to be liers? --173.55.xx.xx

Sid, the law certainly allows you to discriminate in renting your units, it depends on what the BASIS for discrimination is. In Penna. it is perfectly legal to reject the Sec 8 program and therefore to discriminate against Sec 8 tenants. I believe NJ allows discrimination against Sec 8 tenants except in the situation where an existing tenant joins the Sec 8 program. --166.248.xx.xxx
