State Specific Question About: MAINE (ME)
Tenants moved out and had damaged 4 carpets (way beyond normal wear-and-tear). One we need to replace immediately. The other 3 are damaged but still have some decent life left in them before they will need to be replaced. (For instance, several areas of carpet have snags in them and we are going to trim these - but these areas will now be suseptible to damage from vacuuming etc.)
How would we write up the break-down of their security deposit? Can we charge for the full price of each carpet even if we do not immediately replace each?

IRS says carpets are depreciated over 5 years, but they do not create landlord tenant law. Check your local laws to confirm, but most places do not require you to depreciate carpets for damages. Charge them what you pay. If you pay for new carpets charge for that, if not, just charge them for the carpet repairs and any cleaning beyond what you would do for normal wear and tear. --71.194.xxx.xxx |

I charge $2.55 per square foot for replacement.
$50 per room shampoo.
$50 per repair.
I do not depreciate. The fact they ruined the carpet has no bearing on it's age or cost to replace.
