State Specific Question About: NEW YORK (NY)
Is it worth to pay one month fee to a broker to help you get your apartment rented ? Is it possible to advertise your apartment in multiple brokers ?
Many thanks. --71.56.xx.xx |

I had an agent at once. She found me a very good tenant, I used her the second time and the tenant was a PITT, I could not wait for the lease to expire. From then on I did not think it was worth using an agent. I do better when I can use my gut and my requirements rather than rely on someone who just wants to get it rented and get the money.

Linda is right, is not worth it, they will find you anybody just to get the one month rent. Do your own adversiment, and screen very well. --23.25.x.xxx |

Are you all suggesting the broker should perform this service for free? A good rent paying tenant is worth a lot of money over the long haul. One month's rent should be a small sacrifice. Like paying a quarter to receive a dollar. --69.244.x.xxx |

if you are in New York City, using a broker may be standard practice and worth the money to get top dollar for your unit.

It depends on the market. We have been successful with using agents in Phoenix when the rental market is tough. When you have a slow market, you need all the help you can get.
It is important to use an agent (we call them locators) that has a good repetition for spotting good tenants who may have had some speed bumps on their credit. The locators have good instincts and can find a tenant who needs a chance and will perform for you.
Sometimes out of town people use locators and these people can be great tenants. They don't know the area so rely on locators to find them a good place to live.
Yes there are locators that just give you anyone. The art of landlording is to know WHEN to use locators and which locators to hire.
Paying a month's rent to an agent is better than sitting on a 3 or 4 month vacancy.
But when the market is good, we don't contract with locators. --70.179.xx.xx |

Roy, we are not suggesting that they should work for free. We are saying that their service may not be needed. Certainly if you feel the need to use one, one months rent is not a bad price. --96.228.xxx.xxx |

LindaJ in NY,
Even though I am not a broker, I do locate quality tenants for other investors. Yes, I agree with you, one months rent is fair compensation. --69.244.x.xxx |
