Tenants-at-will just moved out after giving proper 30-day notice. Two carpets ruined due to cat urine. We are going to have to rip out the carpets etc.
We fully expect that these tenants will fight us and deny that they/their cat caused this. Any advice on how to prove this, since we cannot document odor?
Needless to say, we will not be accepting cats again.

Use a black light from an aquarium and take photos of the stains shown under the black light, what is sad is that the floors may be soaked also once the carpet pad (sponge) has been soaked thru, ask for a separate receipt for floor repairs - padding then one for carpet alone, the wear-n-tear must be calculated on the actual carpet cost, the other damages are face value on the cat owner. --76.241.xxx.xxx |

I just went through the same thing with cat urine, we had the carpets steam cleaned, and washed the walls with vingar we could`nt get rid of the smell. So we took out the carpet and pad. The pad is so stuck to the floor were going to try scrapping off the remaining pad but it still stinks.
The carpet is maybe 10 years old so we charged for the carpet removal and cleaning the carpet and walls. --65.27.xx.xxx |

If our fellow cats did a thorough enough job, the floor boards should be warped and stained. Save them when you cut them out. Pee goes through the carpet and travels along the cracks in the floor boards for quite a distance. If they were territory marking they also decorated the walls so those have to be sealed. Some of the walls might be so bad and so soiled they have to be cut out and replaced.
It is all going to have to be sealed with oil based kilz at the least. A few written estimates from some flooring companies and a lot of phootos of the floor and underside of the carpet should convince any judge.
Please sock these bad owners with everything you got. They tortured our buddies by not providing proper facilities. Avenge them.
Of course being landlord kitties, we taught ourselves how to pee in your toilet. Don't tell the dog. --174.130.xx.xx |

I faced this problem, and decided to paint first then do carpets in case any paint got on carpet.
But, even though I didn't paint on the carpet, everything just glowed which made the black light useless. --66.27.xxx.xxx |

Others have given good advice on what to do to remedy and how to prove. I'll offer a few "extras."
1) Inspect your units regularly. I go in every 90 days to change furnace filters. Find an excuse to get inside...smell the stench when it starts and get them kicked out before it gets this far.
2) No more carpet. Allure vinyl plank is your new best friend. Use the search tool above to look at the dozens of past posts about this wonder flooring for rentals with pets.
3) Continue to accept pets. If you refuse you eliminate 50% of your tenant pool, which will likely be more expensive than and occasional repair. When accepting an applicant with pets, go to their current residence to sign the final papers and take a nice deep breath. Your unit will smell like thier current unit. Use this as a last minute "back out" if needed.
