State Specific Question About: WASHINGTON (WA)

We have a rental house that was snatched up in less than a week last October. Unfortunately, the tenants did not stay due to moving out of state. Hoping the same thing would happen in the Spring but listed it on CL and very few responses, now vacant for about a month now. Just wondering how everyone else is doing...is the rental market slowing down? --71.236.xxx.xxx

Ours stay open MAYBE a week at most. Had great turn around Saturday. Old tenant out at 9:00 am, new tenant starting to move in at 10:00 am.

Doesn't happen every time, but getting shorter and shorter on empties. --96.31.xxx.xxx

Listed 3 properties last Thursday that will be available 6/1. I never use CL I forgot I was going out of town for a week so no showings until I return. So far I' m averaging 10 responses each and have Friday and Saturday booked for showings.

I must add that I am amazed that you can have one move out and another in on the same day. --68.100.xxx.xx

Doesn't happen often, but we push it. We strive to have as little empty as possible. We offer the sweet talk to the move outs to help us re-rent. It helps. --96.31.xxx.xxx

Terry in WA,

All real estate activity is a local oriented thing. The answer to your problems will be found in your own city or town (could be an employment issue) and not somewhere else.

There are 3 reasons why a house won't sell or rent.

1. Over-priced for the local market.

2. Something is physically wrong with the house,...ie. a fixer-upper.

3. Bad Location - house may be fine,..but the neighborhood is not what it use to be.
