To make a long story short I am leaving out the details but basically, would you have the A/C on and set to say a high temp like 90F or completely off during AZ hot summer months if there are no renters? I think the refriderator should be unplugged as I don't think they are made to work in 100+F ambient temperature when all the windows are shut. If there are any delicate paintings, artwork, musical instruments should be removed from the house as they will likely suffer heat damage, plants of course as well. Anything else that may suffer heat damage? Electronics - unplug them all?
Or I should just leave the central A/C on? If so, any precautions on letting it run un-attended?

Why would there be any delicate paintings, artwork, musical instruments and electronics in a vacant rental house?
If you unplug the fridge, be sure to leave the door propped open for air circulation.
When I have a vacancy in the summer, I leave the A/C off. But I will be actively marketing it, and I always want to turn on the A/C an hour before the showing, so that the place will be cool when the prospective tenants come in.

Mike must have some trick about AC that I don't know because it usually takes my HVAC around 4 - 5 hours running full blast to make an appreciable difference in the temp (6 - 8 degrees) inside if I've left it off for awhile.
I too am curious about the valuables you mention, though...what kind of rental house is this? Fully furnished Corporate luxury suite? I'd be more concerned about security with a vacancy containing thousands of $$$ worth of thief bait.
My HVAC guy says it usually takes a full 24 hour cycle for it to completely "catch up" if you leave it off. Of course, MO is famous for our humidity, so maybe it's the dry heat that makes the difference. ;-) --108.225.xxx.xxx |

I leave it off but with the setting at 80 so I can turn it on and expect cooling, I also clean the coils and filter box during turnover so I know when the switch goes on the chill will be effective - this may be construed as full blast but ready to rent is my pattern. --76.241.xxx.xxx |

I leave the AC on set at 80. In the winter I leave the heat on set at 60. I leave the hot water heater on, but lower the setting to warm (or vacation). I also leave the fridge running. When I come by to check on the house, I run the water in each sink/tub to keep water in traps.
I haven't found it to be that expensive. Usually the utility service charges/minimums are more than the energy I use. --157.166.xxx.xxx |

@Sid: When it is 110 outside, and you walk into a place that has been cooled down to 90, and you feel a cool stream of air coming from the A/C, that is enough! I don't want my prospects to find the house chilly (like 80)!!

If you leave ANY util or machinery/appliances on while vacant, have someone check the house periodically. Things break even when no one us home.
We shut off the water main when leaving for more than a day. Had a washer hose burst one time and came back to a huge mess and huge water bill. --50.129.xxx.xxx |
