State Specific Question About: FLORIDA (FL)

tenant says storm water entered her kitchen and stick down tiles are coming up exposing mold and mildew underneath. How do I remove and treat mold and mildew? --72.185.x.xx

First off how did storm water enter? Fix that issue first. Unless they just left something open. You can treat mildew with bleach and water. I would not use the word mold at all. --98.94.xx.xx

thanks for responding. why not use the word mold? There is a huge oak tree right next to back porch that has raised the cement patio towards the back door. I added a back porch to remove rain water from the roof and added gutters. Then we built a riser with bricks to prevent water from going into back door. This worked for a year. Can"t mud jack. Guess I may have to spend thousands to remove tree, remove cement and roots and replace cement. Too bad previous owners never remove trees before they get too big and pose problems. Guess I need professional advice. Just received certified letter from tenant stating that Iam neglient, even though I have been trying to solve problem. She is on disability, felt sorry for her and lowered rent from $550.00 to $400.00 to help her out. I am not try to shirk my responsibilites, but seems the more you try and help someone the more they come at you with threats and certified letters. What happened to the days when we discussed problems and tried to figure out a s olutio. Again, back to getting professional help. Would like to move her to another rental until repair project is complete. Thanks again, most grateful to have someone to discuss "my problems" with. I own and operate a mobile home park and she is renting the owner/manager's house. --72.185.x.xx

Mold does not occur quickly, mildew takes a few weeks alone and if neglected for several months could produce mold, clean up with bleach water, no need to reduce rent, simple housekeeping. Remember the swine flu in 2009, it took laboratories 6 months to get the vaccine started and prolly 10-12 months before they could say the population was 80 percent treated.

Remove the cement, scoop out the soil, cut tree roots as needed to repour a patio tilting the other direction, I would offer to help launder towels from the cleanup. --76.241.xxx.xxx

Just discussed problem with my maintenance man & thought same as u, remove cement and cut roots; however lip to house is so low. the cement would be a foot high into the back door. We thought of putting small stones in and that way water could drain down through the stones. Will remove baseboard and tile if needed and clesn with bleach. Although Mold and Mildew are one in the same the word mold carries negative connotation not associated with the word Mildew.

To get an idea of how the pop-culture thinks and reacts to "Mold" Google the phrase "Mold Hysteria". besides chlorine bleach other disinfectants like Lysol will kill the organism as well . Treating wood surfaces with boric acid solution will inhibit future mold growth. --108.220.xxx.xx
