Did you do a move-in inspection and put the condition of everything in writing and the tenant sign it?
What you need to do is a move out inspection with the tenant on the 28th, wereby you will get the tenant forwarding address and get back all keys to the property.
You do a walk thru of the property with the tenant, you can write down things that are wrong with the property (what does your lease say your tenant has to do at move out). You don't have to have your tenant sign anything, because if you get back into your rental and find something else wrong it will be hard to charge your tenant since you had them sign a paper showing what was wrong.
If there are no damages you have 15 days from the day the tenant moves out to return their security deposit. If there are damages you have 30 days to send a claim against their security deposit (listing damages and the cost for the repair), you have to send this by certified mail return receipt. Look at florida statures 83.56.
