First of all, if thee dwellingis a corrporattion, then you must have an attorney.
seccond go to the court where LL is heard and listen to what the procedures are.
While there look for the atty.'ss tthat are representing more ttha a coupleof LL's. then ask them is tthey would take your case.
the NJ law is cumbersome and extensive & not for the uninitiated. For the first timeyou really need an atty.

OH....be ready to settle the situation in mediation About 2% LL/T cases NEVER get in front of a judge.

Rob, how is the property owned? What Frank is trying to explain is that if you own the property in an LLC or any other corporation, you must hire an attorney to represent you. If you own it in your personal name, you can represent yourself if you choose to.

The best way is to contact a landlords association where there are listings of landlords associations on this site. Then it is matter of the correct paperwork and set up of hearing. If the tenant does not show at the hearing then it is a writ of possession and judgement for the arrears of rent. I recently won a court ordered eviction for June 1,2012.
Now what? The house is For Sale and the tenant refuses to show the property. This has been going on since Nov.30 and that is the reason for the eviction. How can I get the Court to order him to show the house? I am losing potential sales. He has paid 1/2 of April rent and probably will no pay May. ANY SUGGESTIONS ?
On the eviction day, June 1, what can I expect from the court and from the Sheriff? What is the process? --96.242.144.115
