I don't believe this is specifically addressed in the state laws. Check the laws and your lease. The LL-T law book I have says one month. Hopefully a NY LL will have some better info for you. --71.194.xxx.xxx

This will be a pivotal issue in their decision to renew or not so it should be included as part of the renewal notice on annual leases. For us that is 60 days but it depends on how your lease is written. On M2M it is 30 days same as giving termination notice. --173.189.xx.xx

In the province of Ontario a private landlord must give a tenant a 90 notice for a rent increase under the rent control guideline set by the provincial government. This year the limit is 3.1 per cent. The tenant has 30 days to think about the rent increase and if they don't accept the rent increase they have 60 days to give notice they are moving out. If after the 90 days the tenant has deemed to accept the rent increase. So not paying the rent in full is considered arrears. Some cities in the US have rent control which limits the amount of a rent increase a private landlord can give a tenant. The government housing authority and government non-profit in Ontario is except rent control altogether. One tenant received a 45 per cent rent increase who lived in a government housing authority rental unit. The tenant quickly found out he had to pay the rent increase or leave. Check with a landlords association where there listings of landlords associations on this site. Consider belonging to a landlords association. After a year the cost will be worthwhile especially if the jurisdiction is hostile to private for profit landlords. --74.220.xxx.xxx

If you are trying to increase rent before the term is over (say 7 months into a one year term), you cannot do it.

If the term is over or a m2m lease, 30 days is all it takes. Make sure to cover the mail time so the tenant will have 30 days after they receiving the letter. --198.51.xxx.xxx
