State Specific Question About: PENNSYLVANIA (PA) I HAVE AN ELDERLY FEMALE TENANT WHO CURRENTLY IS USING OXYGEN AND WILL CONTINUE TO USE OXYGEN. IS THERE ANYTHING THAT I NEED TO DO TO THE APARTMENT OR FOR THE TENANT TO MAKE SURE EVERYTHING IS SAFE? OR IS THERE ANYTHING THAT THE TENANT SHOULD BE DOING?

She doesn't smoke, does she?

Do you have a gas stove? With a pilot light?

Compressed oxygen can explode from a spark.

That may be enough to set it off. I don't know what a landlord can do about it, except to make sure that she is educated about the problem.

OXYGEN IN RENTAL APARTMEN (by Opinionated [NC]) Posted on: Apr 13, 2012 11:56 AM

Oxygen alone cannot burn or explode. But it can cause rapid burning of combustible and flammable materials, sometimes rapidly enough to create extreme pressure rises. Normal air is about 21% oxygen. In 85% or greater oxygen and at 1500 degrees or more, steel will "burn". Compressed gas cylinders can explode while pressurized, but almost never do under normal conditions. --67.213.xx.xxx

I think Moshe is joking...at least I hope so. Probably watched too many Jaws movies.

Three things are required for a fire, fuel, oxygen, and heat. I wouldn't worry about anything to modify in the apartment. Just make sure the tenant knows that an oxygen tank could cause something that is ALREADY burning to accelerate. Have an extra big extinguisher in the apartment.

I think normal precautions you use for any tenant would be sufficient. For your personal peace of mind, call your local medical equipment supply company and ask for some literature about how to be safe with oxygen tanks. Talk to your tenant and ask her...you could always start out..."I have my old Aunt Tilly who is wanting to get an oxygen unit like yours but she's afraid of xxxx..." Then ask her what she thinks. If she responds with knowledgeable advice, she'll probably be fine. If she acts totally confused, you might give her the handouts you got at a later meeting..."Aunt Tilly gave me these after our last conversation...." --208.70.xxx.x

The home health agency that supplies the O2 will provide all instructions needed, There is no need to worry about Pilot lights and such . O2 does itself burn , it supports combustion . Home O2 use is usually 2-4 Liters/ minute via Nasal Cannula. you are not going to build up dangerous levels at those flow rates --108.236.xx.xxx

Two of my tenants were going to buy a generator due to some equipment that produced oxygen or needed electricity to function for the handicapped husband. Plus they wanted to make sure systems were functioning at all times both to keep the patient warm and cool. I didn't want them using a fuel gas generator so I got an automatic natural gas Generac. Lots of money but I don't have to worry about losing the building to someone pouring gas into a hot generator. --69.141.xxx.xxx

At natural Gas generator is a better choice than gasoline power especially for those not used to using a generator . --108.236.xx.xxx
