Most jurisdictions the local building and fire codes are at the town hall. Normally it is two people per bedroom. Some municipalities count a small child under twelve as a half person. Get a copy of the local building and fire codes at the town hall. --74.220.xxx.xx |

My town had guidelines and required sizes for bedrooms that hold two people and a required size for a one person bedroom. They did this because college students are being housed in this town and were overwhelming small single family home neighborhoods. Check with your City Hall and Construction office to see if there are rules. Of course my town overdid it and started making rules about who could park on the street so a judge struck it all down. --69.141.xxx.xxx |

I just went to a Fair Housing seminar yesterday. The Federal law is 2 per bedroom plus 1. A bedroom is stated as 70 square feet with an additional 50 square feet for a second person. Most states follow this standard.
AZ state law allows a more stringent standard of just 2 per bedroom, which is what we choose to use there in our apartments.
I have a 3,600 sq foot 1 bedroom beach house with a guest room, two offices, media room, and den.
