State Specific Question About: MASSACHUSETTS (MA)

A while ago we had an electrical violation that I posted about, here is the outcome. Evicted tenant on their way out called BOH and they cited us for a two family having electrical outlets outside of the rental unit on that units meter. We were not aware of this. Possible fines were to pay for tenants electrical for the entire tenancy, which was 9 years.

Just got the letter from the electric co and it is the lessor of a couple of situations but it is only 2 yrs back and partial electric so the total was $240.

Not bad since I made sure the tenant paid the entire month's rent when they were insisting on only paying half a month. Apt is being rehabbed so electric is still not a issue right now.

I had a similar issue in a 4-family where a light exclusively outside a tenants private door was on the tenants meter and not the house meter. The tenant was being evicted and they brought that up claiming they wanted thousands of dollars to cover that light over the previous decade. We negotiated it as part of the eviction and I think I ended up having to pay them about $400. --74.8.xx.x

I don't think the issue was that they were outside but rather that they were in a common area but on a tenant's meter. --70.90.xx.xxx

In my places each unit has an outlet and a switch to turn it off, if this had to be on the house meter I would do like the thieves and steal the wire that feeds it. --99.147.xx.xx
