I may soon be ready to relinquish my property management duties and hire a professional company in the Charlotte NC area. Any recommendations?? I had a small management companies way back when I was just beginning and learning the ropes with my rental properties. That was a disaster, I was always 20 steps ahead and felt they were not able to keep up or effectively manage. If I have to pay 10%, it needs to be worth every penny of that profit sacrifice.

Hire a REAL property management firm and not real estate brokerage office that thinks it is a property management firm.

There is an RMP and I'd call him first.

DO NOT even consider Henderson or Lawing. Henderson's properties always look like eyesores and they are rude and non-responsive to prospective tenants.

NC RE Commission suspended the licenses for both TR Lawing Sr and Jr for 2 years. This order was replaced with a 2 year probation period for misappropriation of security deposits and other mishandling of property owners funds. Additionally, the number of complaints filed with the commission from tenants make one wonder how they are still in business.

Wallace might well be correct about PM's in his area but in Charlotte it seems as though all the better ones actually are affiliated with RE Firms.

I looked into PM's for my properties so that I could focus more on my primary business. The one name that always elicited rave reviews from both property owners and prospective tenants is Pam Greene from ERA Knight Realty in Cornelius. She services the entire Charlotte Metro and surrounding areas. Most importantly the great reviews were from both property owners and tenants she had worked with.

You won't find a PM in NC who isn't or hasn't been a RE Agent since only RE Brokers can be PM's. To be a Broker one must have been a either a provisional Broker or "RE Agent" (prior to becoming Broker only state) for a minimum of 2 years of extensive real estate transactions which means they had to be in RE Sales. --173.189.xx.xx
