Can anyone post a brief letter or email they send to tenants after a repair is completed in the tenant's apartment?

For the second time, the shower door and kitchen cabinet door have been repaired in my "new" tenant's apartment. Not sure if they are intentionally breaking the doors, but this time, my hubby, a contractor and plumber, replaced the kitchen door latches and re-adjusted the shower door.

Less than a month ago, my brother repaired the shower door and kitchen cabinet. (Hubby was working and did not have time to make repairs. Brother has more than 30 years of experience.) Before leaving tenant's apartment, male tenant and brother rechecked everything and the tenants were happy after he showed them the completed repairs.

Less than two weeks later, the miserable, pregnant female complained about the shower door didn't close, again, and the hanging kitchen cabinet door. BTW, this is after she was notified of her rent being late. (Another story)

Hubby checked both and said the shower door closed and the cabinet needed a simple screw. To prevent the tenants from pulling the cabinet off of the latches, again, he replaced them and re-adjusted the shower door.

So hubby validated the T's complaint with respect to the cabinet door. It is either that brother, with his 30 years experience, did not do a competent job -- why did a screw come out in less than 2 weeks -- or there is abuse. I don't know how you will establish which it is.

I think you are saying "latches" but mean "hinges."

Why send a letter? Why not go to the premises and check the repair work yourself. That is what I would do. Then if it "breaks" again, tenants would be sent a bill.

You mentioned this happened after you notified them that their rent was late. It could be their attempt at retaliation for the late rent reminder. And if too many things start to break, I would increase the rent to cover the expense and inconvenience they are causing you. --72.200.xxx.x

I send a letter for nothing. Except evictions, then i hand it to them. Two seperate issues, and i inform them of that. When i ask about rent, and they mention a repair item, i restate, that's not what i asked--- when will you have rent or hand me the keys. --24.245.xx.xx

I take photos of repairs and suggest your repairmen do the same or you have to send them back for free trying to figure out the right thing to do, I had a sec8 tenant who poured concrete into the laundry drain and called housing inspector out to complain about sewage which was really just washer water, I chiseled it out and they promptly poured some in again so the inspector called and said it looked fresh - I was one street away, came over removed it and took a photo showing the basement floor paint the same color after the concrete was broken away - I photoed the whole house that day, she lost that complaint and began destroying many other things not knowing I had taken about 75 photos when I said I wanted to go check all the smoke detectors - my camera batteries konked out but I had enough from that day to compare to the moveout to justify 8900bux damage in about 2 months time since the housing inspector approved the working drains, now collecting is gonna be hard because they were ejected from the sec8 program until this debt is paid, life is hard when you want it to be. --99.128.xx.xxx
