State Specific Question About: NEW YORK (NY)

I am going to replace the floors in my tenants apartment. I bought the place new without tenants. Who would be responsible for moving the furniture? Would I have to stay and oversee the installation of the floors or the tenant? --108.54.xx.xxx

Ummm... why?

Why replace floors on a rented apt? Is there a problem that must be solved?

New LLs tend to overspend and fix "that what ain't broke." Only spend money to increase rents or marketability.

If YOU want something different, wait until they leave. Then it will be new for the next showing rather than USED form the last resident.

If you choose to spend the money, connect the resident with the installer and let them work it out. Most installers do NOT want the liability of handling furniture or will charge extra per piece.

Make certain your installation WRITTEN SIGNED QUOTE (never an estimate!) includes disposal of the old carpet and pad.

Things go wrong and it's MY money, so I check the project once or twice daily to make certain everything is OK. --50.129.xxx.xxx

what you should do is dependent on the agreement you have with the installers. If your tenants will move the furniture fine but don't be surprised when something comes up and they don't and the installer won't do it cause " they're not getting paid to do it " . As with anything if you want it done right you'll have to be involved . --108.236.xx.xxx

Property should be VACANT to reduce liability PERIOD --184.5.xxx.xxx

Wait till it is vacant, moving tenants furniture will add layers of extra work and frustration.Worn carpeting is not something I ever hear tenants complain about so I am thinking this was your idea.Put the money aside till they move or put it into something more important, like a new furnace or carpet in your own house --67.252.xx.xxx
