State Specific Question About: WASHINGTON (WA) Tennent moved in Mar. 31 and decided to leave and cancel the lease. Moved out and I refund all the payment to move in. Everything has been smooth.
What need to be done after this?

Clean up and re-rent. Have both parties sign a cancellation of lease document.
Advice for the future. Keep a months rent since you are now losing money.
We offer a "money back guaranty" if a new tenant isn't happy with the apartment after moving in. The way ours works is if a new tenant isn't happy for any reason, during the first 7 days they can give us notice. We allow them an additional 7 days to move out.
So long as they are totally vacated by the 14th and leave the premises in good condition requiring minimal cleanup we will refund their security deposit and waive the standard 30 day notice. We do however keep the entire first months rent to help cover our costs to re-rent.
I have never actually had anyone request it, so can't say how it would work in reality. I got the concept from Archstone the big corporate rental giant that allows tenants to move between properties and units if they aren't happy. --209.183.xx.xx |

yalung, Check your state law, a link is at the top of this page. Most states require the LL to provide a written accounting of any deductions from the deposit.
Be able to prove you provided it on time.
