If a person breaks into a house and damage it in the process, they can be prosecuted. If you are renting it to a person, the law considers it your burden because they are there legally. I would serve notice of lease violation and end the tenancy as quickly as legally possible.

In some cases, if a tenant is in the act of destroying a place, you can have eviction expedited. Check with a local, experienced, land lord / tenant attorney to see what your options are. --208.70.xxx.x

If the damage was done in wilful manner or done as a result of negligence then one charge the tenant for the cost of repairing the damage. If the tenant has moved out then one has to locate the tenant then take the tenant into small claims court to get a judgement for the damage. If the tenant invites guests into the rental unit then the guests cause damage the tenant is responsible for the damage. --74.220.xxx.xx

Vandalism or theft? Yes, but our local police will brush it off as a civil matter. They only do criminal.

I called back to police admin line (not 911) and with a bit of panic in my voice and said "I've been robbed!" Policeman showed up in minutes.

Res had taken appliances at move out.

He said it was good I filed a criminal complaint so they could arrest the person if they found them with the appliances.

Small Claims Court. In CT Excessive damage - other than wear and tear can be a small claims court action and landlord can collect damages up to $5000.00.

Have documented proof - preferably before and after dated pics - etc. --72.200.xxx.x
