State Specific Question About: OHIO (OH)

I have a long term tenant who allowed 4 additional people to move in 6 months ago to my rental property. They are not paying her the rent as she requested. She asked that they move out and they refuse. She asked me to help her evict them. I would like to keep her as a tenant. She has always paid her rent on time. Can I evict sublease tenants that I do not have an agreement with and keep the tenant that is on the lease? Can my tenant,as their landlord, but not owner of the property, evict them? The property is in Hamilton County, OH. --65.189.xx.xx

Try to contact a landlords association on how to procede with the eviction. Basically one is going to evict the tenant and the non-paying squaters. There are listings of landlords associations on this site. --74.220.xxx.xxx

First, always check w/your local housing court. They will advise you best to keep you compliant, and out of trouble. I agree w/Ken. What does your lease say? Did you know about, and allow these tenants, or are they guests of your tenant? If guests, the tenant needs to contact local law enforcement about her unwanted house guests, I would think.

I do not know of any way to do this in Ohio law, basically the resident has to control the agreement made with the others, this has nothing to do with you the owner as long as the rent has been paid - there is no rent division in Ohio law, your court may have something but again your tenant pays you the rent and could have made a mistake by subletting - your lease should not allow this to happen, ask the renter to call the police to eject the guests that were invited but no longer welcome. --76.241.xxx.xxx

I am a renter* of an apartment. I regrettably rented out the room to a family member due to them hitting 'rock-bottom' (storage for their belongings temporarily)(not sublet traditionally notifying landlord due to its acknowledged 'temporary' proposal)...

Following the verbal agreement 'until able to get on their feet',- they needed to further take up residence along with in the same room. after a monthy or so,- she would quit her jobs sequenced one after another, complain about the living space being crowded,- all in all went sour and less appreciative and more uneventful.

She went *garbage on me several times even though I was urging her of the importance that shesnot supposed* to even be there,- even though I went on to renew my 6mo lease of the apartment (ya,- that long I was ball-and-chained-along). It is coming up on the end of this lease (as I forewarned) and SHE NEEDS TO GO,- just about the start of this month Dec 2013 she supposedly got new friends and a new job (my queue to put my final notice to the MGR of Apartments).

I reminded her of the deadline to have her stuff together again*,- all the sudden she has no recall of the notice I gave plus now she acts as is she's got no friends and/or means to move AGAIN.... I started the SERGENT MODE (ya I'm x-military retired) about her needing to call on all resources to get herself out of my place ASAP*** - not when the lease ENDS (time for CARPET CLEANING, fixing wear & tear, regular Tenant Obligations.

I looked everywhere regarding ways to evict,- but none where it was a Verbal Proposed Temporary Visitation where the Landlord/Apartment MGR wasn't involved. I'm Stuck... --72.179.xxx.xxx
