State Specific Question About: ILLINOIS (IL)

I have been charging $125-150/person one time non refundable move in fees for several years now rather than collecting security deposits. I have a new 5BR unit with 5 individuals moving in where the total move in fee will be $750.

Does Cook County, the Chicago RLTO, or the State of IL have limits on total move in fee charges relating to one group of tenants for a unit? I thought I may have read somewhere if the move in fee(s) exceed $500 then it may no longer constitute a move in fee an infact be deemed a security deposit. I remember a news story in the last month or so about a new law that would end move in fees. Not sure where that was for.

I paid a move in fee once, but it was only $17.

I can't go into specifics, but 90% of medium and large rental firms are not collecting security deposits and are charging one time move in fees ranging from $125-$200 per person in the city of Chicago. --205.178.xx.xxx
