State Specific Question About: WASHINGTON (WA)

The sheriff is coming tomorrow to supervise the physical eviction of one of my tenants. Am I supposed to put tenants personal property in storage or just move to the curb? --98.247.xxx.xxx

better call and find out. Ask the sheriff before they come. They may only schedule you for 15 mintues and may expect that you have adequate help to haul stuff away, move to the curb or whatever your local req's are.

I have one tomorrow. Our State law changed and now all stuff left behind is abandoned and is consider the LL's property once the Sheriff arives. Sheriff watches me change the locks and then he leaves to the next one --108.80.xxx.xxx

Physical eviction - that is usually when I throw the deadbeat out the bay window... ;-)

Better check your laws asap. Some states you just lock the doors and leae the stuff inside for a period of time, other's you need to provide labor to move it outside, other's you need to provide storage.

I would try to get it off the property. IF possible - work with the tenant at the last minute - tell them you will help them move their stuff to a storage unit (many offer the first month free) if you have to pay for a month, but HAVE THE TENANT PUT THE RENTAL IN THEIR NAME - then if they don't pay the locker rent their lose their stuff but you are out of it.

You want them off the property. If I have to evict someone I also formally "tresspass" them off the property. That means I give formal notice that if they return they will be arrested for tresspassing. A copy is sent to the police (which they toss out). --76.90.xx.xx

Your eviction service should know this answer, visit housing court for this area and ask this question after the case load has been cycled once. This is likely a local court rule, here the state law does not cover the set-out, get new locks ready for each door and then photo the damages so you can prepare the accounting sheet in a timely manner - not in time cost us 2 time deposit and damage claim tossed out - this can be costly so know and follow the rules. --99.128.xx.xxx

You guys are so lucky!! Here we have to pay a licensed, bonded, specialized eviction mover, to the tune of $1500 for two bedrooms, and also a constable for another $400 (I guess this would be the same as your sheriff). --76.119.xxx.xxx

Tom, you still need to call (unless the website hasmore information). You have one hour to move stuff to the curb. What about the stuff that you don't move out? Let's say that after 1 hour, you still have two closets of clothing in the house. Do you get to throw that out, or do you have to store whatever is not moved out?

Get plenty of strong helpers to get everything out in your one hour!

Who provides the locksmith, you or the sheriff? You might need a locksmith to open the place up, and you might need a locksmith to change the locks for you.
