State Specific Question About: VIRGINIA (VA)
I am a new landlord and I am trying to decide which lease to use. I was given 2 leases by a real estate agent. One incorporates the Virginia landlord tenant act and the other one does not. Does anyone have any advice on which one I should use? Thanks for any responses. --198.228.xxx.xx |

I just blogged about this....VAR leases are NOW putting DIY landlords under the VRLTA * Virginia RESIDENTIAL Landlord Tenant Act...you need to be under the Virginia COMMON LAW statutes so opt out of any VRLTA lease. VRLTA is too onerous and will cost you $$$ --184.5.xxx.xxx |

Here, we are all governed by NC Landlord-Tenant Act law - so far as our lease does not violate that law, the lease prevails. But you can't write a lease that ignores that law and imposes different remedies even if you don't refer to it in your lease. --173.27.xxx.xxx |

VA has 2 landlord-tenants acts and knowing which one is BEST for an individual DIY landlord is a good question to ask.

Yes * common law is the same law for commercial tenants so a residential landlord can tailor the lease to their benefit --184.0.xxx.xx |

Hi, i signed a 12 month lease on a condo with a private owner who stated that the HOA covers pool access, trash and lawn care and that she was the landlord would pay the HOA dues and it's included in my rent. Yet i am being denied access to the pool since the HOA board says the landlord has not giving up permission. I have tried several times to contact my land lord and ask her to resolve this and she always has an excuse to why it's not been resolved. Can i break this lease? --204.214.xx.xx |
