Jamie, a slight change in wording will make you more money and eliminate this issue in the furture.
A deposit must be applied or refunded.
Change that to "Non-Refudnable Pet Registration Fee" and keep the money at move out.
As far as charging for sanding, you must be able to prove the residents and their pet caused the damage. Move in and move out photos are best.
Whole house could be suspicious to judge but not to a LL! We KNOW what tinkle can do!
I suggest coming up with a figure and then negotiating it with the resident. Have the sign the agreement. --50.129.xxx.xxx |
