State Specific Question About: MASSACHUSETTS (MA) I just bought a 2nd property ( 4 units) and I was curious about if I need to supply either a coin op washer/dryer or hitch ups for washer/dryers.

No you don't. You might consider adding some to the common area as a way of attracting & keeping tenants.

What do the existing rental agreements say about washers & dryers? If the building is vacant, I suggest you include a clause in your rental agreement banning washers in dryers in the units & even the basement.

I would add them if possible, I think it makes the units more desirable and can attract better tenants. If you put in hook ups and let tenants get their own machines, make sure you check how they are installed or require professional installation. In any case, it is best to install a drain for burst lines, washing machine leaks, etc. Also good to clean out dryer vents on a regular basis. --71.194.xxx.xxx

With washer and dryer hook ups in the suites there is going to be excessive water consumption and damage if a washing machine

leaks. If there is space for a coin-op washer and dryer then one can buy a energy efficient coin operated commercial front load washing machine. Natural gas clothes cost much less to operate and dry the clothes in a shorter time. If there are young families in the apartment building then having a laundromat in the building is a great asset. If you supply one you can get more rent. I had a coin op in the basement of a four unit with another four unit next door. The reason I wanted a coin op is because I learned here, years ago, that people waste less water if they have to put a few coins in. Don't charge what a laundromat charges though because they won't use yours and you will never recoup your expense. It cost me about 4 grand to get that done with the plumbing and an extra water heater but I was never sorry. I got good tenants and they stayed a long time. Giving some people free laundry water invites them to do wash for their friends and relatives and charge them for it at your expense. --69.141.xxx.xxx

thanks to all for the responses. my 1st 3 family I put hitch up on each floor for them, which they love. this 4 unit I just purchased not as easy to do in each unit and the cellar would cost a bit to renovate so not sure it would be worth the cost, especially with a laundry mat 300 ft away.
