State Specific Question About: MASSACHUSETTS (MA)

OK, over the past year plus, I have gone from newbie LL to a little experience. First time around, I used a screening service that listed no evicts for the tenant. Time revealed that this tenant had past evic. history that did not show on the report. After going through an eviction case on the same tenant, doing all legal myself, I realized that the court never recorded any identifying information for the tenant, other than name and address. Therefore I must conclude that screening services won't work, if there is no ssn# link to the tenant? Experienced MA LL's - do you even waste the money on screening services anymore? --76.119.xxx.xxx

When I was doing that myself, I would go to the court house and look up names in the computer. I'd search by tenant name, previous landlord names, and addresses. There were many times that the evictions were in the court record under a misspelled name or under a completely different name but the same address during the same time period they claimed to live there. --76.19.xx.xx

When I fillout summons for any court proceedings I Put the defendants SSN and DOB on the paperwork so that the Data miners will get it and it will become a matter of public record --108.238.xxx.xx

LadyLL(MA), A study recently found that you are indeed correct that traditional eviction reports often missed up to half the evictions. However, there has been big improvements to make some eviction reporting services much more effective, including matching social security numbers when possible.

On the equifax and trans union credit reports rental places come up which are not on the rental application. Some times one can visit former rental places then check for references. --74.220.xxx.xxx

LadyLL, read Jeffery's report - it's good.

A certain screening firm wanted our business, claiming they had a nationwide eviction list. After asking a few questions it became clear this was just a list their own customers had bothered to file a report. And who wants to take time for that! If the applicant had been evicted by a non-customer, or the customer had not taken time to report, the applicant's name would not show.

If a LL was not their customer, the eviction was never mentioned.

Also watch for applicants who purposely misspell their names or use names other than their legal name.

I totally missed a sex offender because he commonly used his middle name rather than his first name.
