After one year - am I permitted to hold one month security depoist as well as the last month's rent?

Security deposit is for the entire tenancy and is only returned after the tenant has vacated the premises and the premises are found to be in good order. The last month's rent is to be used for the last month that the tenant occupies the property. So, yes, you are allowed to keep both until the end of the tenancy. --64.151.xx.xxx

PA has strange laws for SD, the limit on how much deposit can be required varies with the length of tenancy. I am not a legal expert on these laws, but to be safe, I would limit to 1 month's rent or less security deposit. --140.182.xxx.xx

After one year, we are supposed to refund one of the month's security dep. But, what I do, is to let them use that, as the last month's rent. Before they move, I tell them I need to do a walk through to make sure there are not any huge repairs. If there are no large repairs, then they may use it as the last month. This is one reason why it is important to get 2 months security & first month rent upon move in. Hope this helps! --66.173.xxx.xxx
