State Specific Question About: MARYLAND (MD)

How long of a notice does a landlord have to give a tenant to vacate a property? I hope it's more than 2 days. I do not have a written lease agreement and the old landlord sold the property. The NEW landlord came today and said I needed to be out by Wednesday 2/29. Can he do this? --67.166.xxx.xx

Jackie, Welcome.

My state allows me to end a lease with a 30 day notice. Click the blue link toward the top of this page and you can check YOUR state's laws.

Overall, whatever the details, the new LL CAN ask you to leave. Best is to communicate peacefully and come to an agreement. Ask him what he plans to do with the property and could those plans include you.

Some LLs just want to clean house and start fresh. If you have been a good resident with a clean, up to date payment history, plead your case.

OR he might want the house for himself, family, or the remodel/resell. It's his right.

Os there any kind of court ordered eviction already ordered? If so, you must comply or face contempt of court charges.

I do recommend you make certain your security deposit is on record. then do everything you can to get all your deposit refunded such as exit cleaning, etc. He MUST honor your deposit but YOU might have to prove you paid it.

Lack of control is one of the problems with renting.

I would guess a minimum of 30 days would be required. Check your state laws.

I will second what Brad20K said about talking to the new owner. Even if they want you to move out, you can likely ask for a couple more weeks to find a place and move. --71.194.xxx.xxx
