Can somebody please tell me what is the best way to check/compare rental rates in certain areas?

rentometer dot come. Just put in your address and you will see the results
You can also use zillow as a cross check too.
Plus, check CL listing for your area to see how much other LLs are asking for their place.

Check Craigslist and any papers that cary rental ads. Ride around the neighborhood and check For Rent signs. Call and ask about the units as if you were a potential tenant. After a few questions, I fess up and let them know that I am a fellow LL. Most like to talk about their properties. I they wish, I will discuss mine. I'd add padmapper ... it grabs the data from craigslist and other rental advertising feeds and puts it on a map for you. Then you can click through to the actual ad. Easier than text searching through craigslist. --128.252.xx.xxx |

RentMeter is not very accurate - to really get a feel for the market spend a day pretending to be a tenant. Call around and go look at a few properties. See how yours stack up to the competition.
I've done this, but level with the other landlord about what I'm doing, so they know I'm not really looking to rent from them. Most are very willing to show me what they have to offer. --99.135.xxx.x |
