We also hand out fire extinguishers and smoke detectors like crazy. Tenants always seem to disable smoke detectors. They will not spring for the cost of the battery. Indiana codes require tenants to replace battery in Indiana. So there. I would see more liability for not doing it. --69.89.xxx.xxx

No its not my investment I am the property manager. I understand MS law states it is the responsibility of the landowner. But it makes me NERVOUS when I rent one and they dont have it. Even though I make them sign a waiver. --108.209.xxx.xxx

I would NOT rent a property without multiple smooke detectors. I install brand new batteries at every new lease, and I then change the batteries every year.

If I were the property manager, I would insist that my owner did the same.

CO and fire extinguishers, that is a different story.

I think it is code everywhere that property is rented with a smoke detector. So you are renting a property that you know is not up to code or unsafe.

CO and fire extinguishers are not code in at least my areas.

My lease requires tenants to supply a fire extinguisher.

We don’t tell this to tenants, but actually we make sure a good one is in each unit which each new tenant. Sits in cheap holders we make out of 4” PVC pipe and attach to the wall in a closet.

(Helps us remember and notice if one is missing with a dedicated place for it)

Lease states if one is in the property when rented, then it may have been left by an old tenant. And new tenant becomes the owner and is responsible to maintain it and make sure it stays in working order.

Most manufactures recommend or require them to be tested each year. Just in case, we just don’t want the liability if one does not work in an emergency or goes out of date.

Wired in smoke detectors and lease requiring tenants to test monthly.

Few less things to worry about.

There is a small disposable fire extinguisher called "First Alert Tundra Fire Extinguisher". It expires in a few years. You could give this to your tenant on move-in and then give them a replacement as needed. They cost about $15 at WalMart. This is cheaper than having a real fire extinguisher serviced every year.

If you install a real fire extinguisher, you really should have it serviced annually or require the tenant to do it(not likely). Otherwise, an inspection of this extinguisher would show that you had provided a device that had an expired inspection. If there were a fire where a landlord-provided expired fire extinguisher was found, I am sure it would raise some concerns.

In multi-unit common areas, fire extinguishers are inspected by the fire department and require annual inspection/service/tagging by private fire extinguisher service company. This costs about $20-50 per device per year, some years more than others depending on the service required.

Those that have hard-wired detectors, do you have a problem with tenants disabling/removing these?
