Just wanted to thank everyone for all their advice. I've learned so much and feel that I have barely scratched the surface.
I closed on my first house in October, did most of the rehab myself (including some great looking Allure), marketed it and have renters that I feel good about (good credit, decent income, no evictions/convictions, good references). They move in on the 15th.
Again, I just wanted to thank everyone for their help and advice.
The irony is that I bought in a good school district w/ great community pools and they don't have any kids. Live and learn.

Congrats Ken! Don't lament the fact that your costly school taxes are wasted on kid-free tenants. I wish to buddha I had paid more attn to schools when I bought my rentals in Austin. Remember to schedule maintenance visits, preferably monthly. I go over to inspect/change the furnace filter, check the smoke detectors and fire extinguishers, check all plumbing under sinks, toilets, and at the washing machine and water heater for leaks. I use this time to chat casually with the tenant (let them talk, they often let stuff slip that you can then look out for), and also use my eyes and nose to spot/smell potential trouble. I also go twice annually in the spring and fall to check window glazing, turn on/off outside faucets and bleed them, check walls and ceilings for leaks, siding, etc...
It's always best to make this a habit from the start. But NEVER call it an "inspection", they don't like that word. Remember, it's a "maintenance" visit. Rent on! --96.227.x.xx |
