Hi guys,
My tenant is out and the walk through went fine - house is in really great shape. Went over and checked it and only need to replace some caulking in tub and repair one small hole in a wall. I did not have a door stop (forgot to install one) and it caused a little hole from the lock on the door knob. No biggie!!!
My question now is regarding the utilities. I have already contacted the city to put the gas and water back in to my name and realized that both services had been turned off today. They can meet me at the house this afternoon to turn it back on. The only problem is the power is also off and will not be back on until tomorrow (between 8am and 9pm).
I only have a gas furnace and water heater (nothing else is gas). Will that cause a problem with the gas being turned on today and the power being restored tomorrow? The power company said for all breakers to be turned off. I hated to call the city back if I did not need to. Does anyone know???

You can authorize the utility companies to switch them back into your name when disconnected...sometimes cheaper than busted pipes..

Thanks - I am aware of that, but unfortunately the city did not pull up my landlord form (which was on file) to have the service revert to my name - that is why they are going out so quickly to turn it back on.
Unfortunately, I did not have that arranged with the electricity company. The house is now up for sale, but I wanted the utilities on so we can do some repairs.
I am just worried that with the power being off, if the gas is turned on something might ignite when the power it turned on. I am going to turn off all breakers as the power company requested. --152.26.xx.xxx |

I don't envision a problem as to gas company does a safety check before turn-on. They don't need power to do this.
I don't think my gas co. does automatic landlord leave-on and that's just as well because I wouldn't want to have gas in my name unless I explicitly contact them. Electric co does have an autogenerated e-mail that notifies me. --128.252.xx.xxx |

When I can not be present for power I turn off the main breaker only, depending on how new heat system they may need power to verify gas equipment is ok. they will do as much as possible in a power failure and have another stop when you call them with power. --76.241.xxx.xxx |

If you can't be there, just turn off the main breaker and the main gas valve. Since you only have a water heater and furnace, you could just turn off the local valves. Unless they are older models, neither will run without electricity.

Do you have another tenant moving right in?
Why do you need to heat water for zero tenants? Turn off the hot water breaker and save $30 a month. Open the refrigerator and unplug it for another $30 per month. Run light for showings and basic furnace. --69.89.xxx.xxx |

If you need hot water only to clean up stuff use a microwave, in turnovers I sleep in that makes my bath water also, look mom no gas - save that turn on for the tenant/consumer. --76.241.xxx.xxx |
