Had a great showing today. This couple loved the place and seemed like a good fit. We'll see how they look after credit/eviction check.

ADT and Braodview have many cheap home systems that they offer a package alarm system deal installed for little money. I would allow a professional company to do the work but not my tenants. --173.58.xxx.xxx |

You have to make sure you get the code. Put a clause in your lease about it, specifying that you will have access. I allow this perk only to my high-end tenants. I don't want the kind that would leave their security system on when I have to get in there for a service call. --168.7.xxx.xx |

When we were tenants in DFW, our landlady allowed us to install a security system. Everything was our responsibility just as much as if we'd owned the house--- her only involvement was giving the go-ahead for holes to be drilled in her walls for the monitoring system to actually be installed.
It was a basic door-alarm setup plus a motion-detector sensor inside the house, and it could be set in a variety of different ways. If the alarm ever tripped, they called us, and not the landlady. I want to say we used ADT, and of course, their guys did the installation, but it's been a long time.
I'd be happy to let a tenant have a security system installed. Feeling secure in your home is important; who wants to live long in a house where you don't feel secure? --209.33.x.xxx |

I have & had the tenants contract directly with the security co for their systems. I only require the code. I want no part of the liability if the security system doesn't work.
One of my former tenants had two systems, installed by corresponding security companies, fail and their place was robbed. They asked me to reimburse them for the robbery. I told them to file with their renters insurance & the security company. Of course they didn't have renters insurance & the reason the security systems were not working was they had not paid the bills.
After the 2nd robbery they got renters insurance, upgraded their security system & had the company do an ACH pull from their over draft protected checking account. Sure enough, the 3rd robbery attempt was thwarted & no further robbery attempts were made.
When they moved they left the system installed but deactivated. I disassembled it during rehab. --108.13.x.xx |
