State Specific Question About: VIRGINIA (VA)

I need some advice on how much to charge for a security deposit for a 6 month rental. I am renting my place while I am out of the country. Apartment complexes in my area are charging really cheap security deposits. I am not an apartment complex, so I am concerned about damaage to my place, and not being able to repair it with such a little deposit. I am asking for 1200 a month in rent, which is low for my area. My big question is how much of a security deposit is reasonable? Is asking for one month's rent asking too much for a 6 month rental? I know the laws in VA, and I have checked with other apartment complexes, so please do not respond by asking me to do research..that has been done...now I am just need some advice from experienced landlords. For a short term rental of 6 months, I would charge 2 months security deposit.

For premises left clean and undamaged, they would get all of their security money back.

VIRGINIA allows 2 months rent for a FURNISHED property; however, 2 months rent for 6 months is outrageous....1 month rent keeps the unit competitive with area rental units --184.2.xx.xxx

Start with what YOU want. You can always come down or cut a deal.

My concern is finding a 6 month resident. Check with your church and corporate internships.

For my own home I'd be looking for a housesitter / minimal rent./ just pay utils kind of occupant. --174.253.xx.xxx
