State Specific Question About: CONNECTICUT (CT)

I have a window pane that was broken when my tenants moved in. We agreed that it was ok and would be fixed at some point in the near future. The informed me that they want to have it fixed and also told me that their son pushed out another pane so now there are 2 panes missing.

I called and got a quote from a glass company which was 90 service charge and 10 dollars to replace panes. I offered to split the difference with the tenants of 50 apiece. Should the decline to split can i file a notice to quit?

Well Mike, On this one....it should've been fixed before they moved in. It should've been fixed when the last tenant moved out and their deposit charged for it. Since it was broken when they moved in and their "son" broke an already broken window, I would fix it. Let them sternly know that the next broken window is on them. --74.47.xx.xx

The service charge is on you; if you want to be a jerk, charge them the $5 for the pane that their son broke. Service call is needed anyway, so they are not responsible for that.

I think your offer was fair and think they should agree.

But not worth it. If it seems to be a problem just charge the $5.00 which is actually how much extra it cost you.

You had to do the service call anyway so they got lucky.

And of course you hate to pay $100.00 for this if you can get window world to replace whole window for $189.00 --76.104.xxx.xxx

Just go to the hardware store and have them cut a piece of glass to size if you don't have a scoring tool yourself. Then clean out the old glass. If there is a wood trim piece pry it loose for chisel it out of the way.

Squirt a thick bead of silicone or painters caulk clear preferred, white is legal, around the edges and stick the glass on it. Then squirt another bead around the outside of the glass and leave it until the next time it broken.

Looks like s**t but will cost you $10 plus $1.99 for the silicone. --76.170.xxx.xxx

You can buy a piece of glass and have it cut into two panes for about $6. A tube of window glazing is $5. I'm with checking out a you-tube video. I can't afford new windows, so I just spend many hours reglazing every window in my rental, 480 panes altogether. Never did it before, but it wasn't that hard. My efforts aren't perfect, but they are a heck of a lot better what was there, and I saved a couple thousand dollars.

If you don't DIY, then the service call is on you. You should have had the first pane taken care of before they moved in. I would charge them a reasonable fee for the window that their son pushed out.

How easy this is as a DYI depends completely on the type of window. Wooden windows are easy. Some metal windows are easy. But the new double paned, high energy ... windows, I cannot do myself.
