First of all, is the Tenant on a lease or a month-to-month tenancy? If the tenant is under a lease, you can't simply terminate the tenancy without cause.

You need to learn the laws of your state, as to whether "30 days" really means 30 days or if the end date has to coincide with the ending date of the periodic tenancy. That seems complicated, but let me give you an example: If you give 30 Day Notice on Nov 3, would it be effective on Dec 3 or Dec 31 (assuming rent is due on the 1st of each month)? States differ.

I suggest you go to your local LL-T court and sit in to observe a few sessions. It will be very informative for you. Watch the lawyers and take the names of a couple of the good ones. You will probably need one if the tenants don't vacate on their own.
